A (HOA) maintenance fee is a fee established by the general assembly of condominium owners, in accordance with the provisions of Article 55 of the Condominium Property Law of the Federal District. This fee is intended to constitute the administration and maintenance fund, which covers the current expenses generated in the administration, operation, and non-individualized services of the common areas and green areas of the condominium.
It also constitutes the reserve fund, which covers the expenses for the acquisition of tools, materials, implements, machinery, and labor necessary for the condominium, as well as for works and maintenance.
Lastly, it can also be used for extraordinary expenses in case of unforeseen events or emergencies, when both the administration and maintenance funds are insufficient to cover the expense.
