As a real estate agent in Tulum, I often get asked about the best financing options for buying property in Mexico. One of the top options I recommend is MoXi®, a trusted name in international mortgages. The MoXi® loan process is designed to be transparent and efficient, ensuring that you and your clients know exactly what to expect at each step. Here’s an overview of how it works:

1. Initial Inquiry & Discovery Session

The first step starts when MoXi®’s Client Engagement Team reaches out to new prospects. They make at least five attempts within the first ten business days to ensure contact. Once connected, the potential borrower is invited to a Discovery Session.

During this session, MoXi® assesses the client's financial goals, property interest, and available loan options. This is where transparency begins. They provide key resources like:

2. Application Submission

After the Discovery Session, the borrower submits their loan application along with the necessary documentation, such as credit reports and income verification. Speed matters here—faster submissions lead to quicker decisions. Typically, it only takes 1-2 business days after receiving the full application to move the file into underwriting.

3. Underwriting Review

Underwriting begins with a 1-2 day intake process. Depending on workload, underwriting decisions are usually made within 3-5 business days. Once approved, MoXi®'s Client Concierge Team and Mortgage Advisor notify the borrower in writing via email. Then, an Initial Credit Decision (ICD) Call is scheduled to review the approval details, loan terms, and next steps, including the payment of initial fees to move the file to the legal stage.

4. Legal & Vendor Coordination

Once the file reaches the legal stage, MoXi®’s legal team steps in. They handle all coordination with key vendors like appraisers, notarios, and government offices. This ensures the legal and regulatory steps are followed properly, including preparing the fideicomiso (trust) and securing necessary permits.

Throughout this stage, MoXi® keeps both the borrower and the real estate agent informed, providing updates on the legal process and any outstanding requirements.

5. Ongoing Communication & Closing

MoXi®'s legal team maintains regular communication with all parties to ensure everything moves smoothly. They keep the borrower and the real estate agent up to date on the file’s status, next steps, and any remaining documentation needed.

Once all the legal, credit, and underwriting processes are complete, the loan’s interest rate is locked, and closing preparations begin. While MoXi® aims to close loans within 60-75 days from underwriting submission, more complex cases may take longer. Open communication and timely documentation help keep the process on track for a smooth closing.
